What we do

Your parking lot and sidewalks are the first thing every customer touches, and they collect the worst of it — oil drips, gum, spilled soda, and the black grime that builds up in the high-traffic lanes. Goleta Pressure Washing cleans commercial lots, sidewalks, and entry plazas with rotary surface cleaners and hot water that actually lift that buildup, not just wet it down. We work in sections and around your traffic, so customers can still get in while we clean, and we keep the property looking maintained instead of neglected.

Flat expanses — lots, sidewalks, plazas — get a rotary surface cleaner for an even finish across the whole area, not the stripes a wand leaves behind. The entry lanes and drive aisles that hold the most grime get extra passes.

Gum and oil are the two things that make a lot look bad and don't come up with a rinse. We spot-treat and hot-wash those so the surface actually reads as clean, not just wet. We'll be straight with you, too: very old, deeply set oil lightens rather than vanishing, and we'll say so before we start.

We manage the runoff responsibly and work in zones, so we never block your whole lot at once — customers keep getting in and out while we clean around them.

Our parking lot and sidewalk cleaning process

  1. 1

    Assess the lot

We note traffic patterns, gum and oil zones, drains, and the best service window.

  2. 2

    Surface clean

Rotary surface cleaners deliver an even finish across lots, sidewalks, and plazas.

  3. 3

    Spot-treat

Gum and oil get hot-water treatment so they lift instead of smearing.

  4. 4

    Section by section

We work in zones so your lot stays accessible to customers throughout.

Why businesses choose us

  • Even finish from surface cleaners — no wand striping
  • Gum and oil actually lifted with hot water, not just rinsed
  • Worked in sections so the lot stays open to customers
  • Recurring schedules for retail, offices, and HOAs

What it costs

Lots and sidewalks are quoted by square footage and how heavy the gum and oil buildup is, with recurring accounts priced better than one-time cleans. We'll measure and quote on site.

Questions

Parking Lot & Sidewalk Cleaning FAQs

How often should a commercial parking lot be cleaned?

Most retail and office lots do well on a monthly or quarterly schedule, depending on traffic. High-volume lots — grocery, fast food, busy centers — often need monthly service to stay ahead of the gum, oil, and spills.

Can you remove gum and oil stains from the pavement?

Yes. Gum and oil are exactly what a plain rinse leaves behind, so we hot-wash and spot-treat them specifically. Very old, deeply set oil may lighten rather than vanish, and we'll tell you what to expect before we start.

Will you have to close our whole lot?

No. We work in sections and coordinate around your traffic, so part of the lot stays open while we clean the rest. For most properties there's no need to close at all.
