How much does roof cleaning cost in Santa Barbara?
Most roof cleanings run $350–$900, set by the roof's size and pitch, how heavy the moss and black streaking are, and how easy it is to reach. A low, simple composition roof is at the bottom of that range; a big, steep tile roof at the top. You get a firm number after we actually see it.
Will pressure washing damage my roof?
High pressure can — it strips shingle granules and can force water under tiles. That's why we soft wash roofs instead: low pressure plus a treatment that kills moss and algae at the root, which is what ARMA and shingle warranties recommend.
How often should I have my roof cleaned?
Every 2–4 years for most South Coast roofs, because a proper soft wash kills the moss and algae at the root rather than just rinsing the surface. Shaded, north-facing slopes and homes under the marine layer or heavy tree cover regrow faster and often do best with a light maintenance treatment every couple of years.
What's the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water for hard surfaces like concrete and pavers. Soft washing uses low pressure plus a cleaning solution for delicate surfaces — siding, stucco, and roofs. We use whichever the surface calls for so nothing gets damaged.
Should I wash my house or repaint it?
Usually just wash it. Most “faded” stucco and siding is really algae, mildew, and salt-air film, not worn-out paint — a soft wash brings the color back for a fraction of a repaint. If a wet rag on a hidden spot brings the color back, you need a wash, not a paint job.
How much does house washing or driveway cleaning cost?
House washing runs about $250–$500 for most single-story homes; driveways and patios about $150–$350 depending on size and staining. Every quote is firm and free after we see the property — never a guess over the phone.
What areas do you serve?

How often should gutters be cleaned?
Twice a year for most homes, before and after the rainy season. Homes under pines, oaks, or eucalyptus often need quarterly service because those trees shed year-round.
Do you clean solar panels?
Yes, with purified water and soft tools that won't scratch the glass or void your warranty. Cleaning typically restores output lost to dust, pollen, and bird droppings — and it pairs well with a roof visit.
Do you clean windows, inside and out?

Will the cleaning solution hurt my plants or pets?
No — protecting your landscaping is part of the job. We pre-wet the plants around the house, keep them rinsed while we work, and rinse again after, so the solution is diluted and washed away before it can do harm. Once it's dry it's safe for kids and pets; we just ask that you keep them inside while we're actively working.
Do I need to be home for the service?
Usually not. For exterior work we just need access to the areas we're cleaning and an outdoor water spigot. We'll confirm the details when we schedule, send photos when the job's done, and you can pay remotely — though you're always welcome to be there.
When's the best time of year to clean?
For roofs, houses, and gutters, the fall — roughly October through December, before the winter rains — so everything goes into the wet season clear. Windows last longest cleaned in late spring after the pollen settles. Either way we work year-round and can advise on timing for your specific property.
How long will the results last?
A soft wash keeps a roof or house clear for about 2–4 years because it kills the growth at the root instead of just rinsing it off; pressure-washed concrete stays clean until traffic and weather rebuild the grime. Shaded, damp, tree-covered spots regrow faster, which is why some homes go on a light maintenance schedule.
