Here's the part most people don't hear until it's too late: a pressure washer will wreck a roof. On composition shingle, high pressure blasts off the protective granules that give the shingle its lifespan — strip those and you've aged the roof years in one afternoon. On tile, the force drives water up under the courses and into the underlayment, and it can crack older clay outright. That's why the Asphalt Roofing Manufacturers Association (ARMA) and virtually every shingle warranty call for low-pressure soft washing, not power washing. We apply a cleaning solution that kills the algae and moss at the root, let it dwell, and finish with a gentle rinse. No force ever touches the roof.

Spanish clay barrel tile, Saltillo, and composition shingle all get soft-washed, but they aren't handled the same. Tile is brittle and the older pieces crack under a boot in the wrong spot, so we work from the right points and let the solution do the reaching instead of muscling around up there. Shingle takes a broader, even application. Either way the growth dies where it's rooted rather than getting knocked loose to bounce back the next damp month — which is why a proper soft wash stays clean for years, not weeks.

Before any solution goes up, the landscaping comes first. We pre-wet and rinse the beds, shrubs, and anything sensitive underneath — which matters most on the older Montecito and Hope Ranch properties where mature oaks and specimen plantings sit right under the eaves. Nothing that helps the roof should cost you the garden, and protecting it is part of the job, not an afterthought.
